Saint-Jean-Cap-Ferrat is by far one of the most exclusive areas in the whole of France, and ranks high among the most exclusive addresses in the world. The peninsula is renowned for housing some of the most expensive homes anywhere, a reputation built over more than a century and maintained by an extraordinary scarcity of land: the peninsula holds approximately 500 villas in total, most held by the same families for generations rather than traded frequently.
A privileged position between Nice and Monaco
Cap Ferrat sits between two of the Riviera's defining reference points. The neighbouring town of Beaulieu-sur-Mer is especially appreciated, and the peninsula's close proximity to Monaco adds to its appeal for those seeking both privacy and easy access to the Principality.
Grand houses, deep in French history
Many of the homes on Cap Ferrat are extensive in size and deeply rooted in French history, some dating back over a century. Exposure matters more than the view alone
Properties facing Monaco, to the east, are appreciated for their proximity to the Principality's lights and views. But it's properties facing Nice, to the west, that offer the better light exposure — particularly during the winter months — along with the peninsula's most spectacular sunsets. For many buyers, that exposure ultimately outweighs the pull of a Monaco-facing outlook.
