What are the agency fees, and who pays them (seller or buyer)?
Agency fees depend on the amount negotiated between the seller and the agency, and are stated in the sales mandate. They are paid by the seller.
What notary fees and taxes should I expect when buying?
Notary fees are generally 7 to 8% of the purchase price for an existing property. For a new-build they are much lower, around 2 to 3%, but the agency rarely offers new-builds. The exact amount should be confirmed with the notary at the time of purchase.
Can a foreigner or non-resident buy in France?
Of course. There are no restrictions on foreign or non-resident buyers.
Do you support foreign buyers (financing, notary, paperwork)?
Of course. Alexandra supports her clients at every step, in French or in English, her native language.
How does a purchase work, from viewing to signing?
After the viewing, the buyer makes a written offer. Once the offer is accepted, a preliminary sales agreement (compromis or promesse de vente) is signed, usually at the notary’s office, with a deposit paid. The buyer then has a 10-day cooling-off period. The final deed is signed at the notary’s office, usually about three months later. Alexandra stays by your side throughout the process.
Do you offer property valuations or can you sell my property?
Yes. Valuing your property is free of charge and Alexandra can handle its sale, with complete discretion if you wish.
What do you mean by “off-market listings”?
These are properties offered for sale confidentially, without advertising, at the owner’s request. They are only shown to selected buyers. Feel free to contact Alexandra to find out more.
What is the difference between “under offer” and “sold”?
A property “under offer” has an offer accepted by the seller, but the sale is not yet completed. A “sold” property has had its final deed signed at the notary’s office.
