Where Demand Is Highest: The Most Sought-After Holiday Destinations in the South of France

Demand for seasonal rentals in the South of France is far from evenly spread. Every summer, the same handful of places absorbs the majority of enquiries, and the gap between them and the rest of the coast keeps widening. Knowing where that demand concentrates, and why, is often the difference between securing the house you want and settling for what is still free in June.

The destinations below reflect what our clients ask for season after season, and where our own portfolio is deepest.

Saint-Tropez and Ramatuelle: the most requested area on the coast

Nowhere else generates the volume of summer enquiries that the Gulf of Saint-Tropez does. The appeal is social as much as geographical: families and groups of friends book close to one another so they can share the same beaches, the same long lunches, and the same evenings. The village still works as a village, with preserved streets, a working port, and a concentration of fashion houses and restaurants that has no equivalent further along the coast.

Ramatuelle, just behind Pampelonne beach, has become the natural extension of that demand. Clients who want vineyards, privacy, and sea views without the traffic of the village centre look here first, and the best properties are usually committed well before Easter.

Cannes: demand driven by the calendar

Cannes behaves differently from the rest of the Riviera. Demand peaks around the Film Festival in May, then again through July and August, with a strong secondary market during the autumn congress season. Proximity to the Croisette, La Californie, and Super Cannes are the three points of reference clients ask about most.

Saint-Jean-Cap-Ferrat, Villefranche-sur-Mer, and Cap d'Ail

The peninsula between Nice and Monaco remains the most discreet address in the South of France, and discretion is precisely what this clientele is paying for: gated estates, mature gardens, calm, and immediate access to Monaco. Villefranche-sur-Mer offers the same bay for a slightly broader range of budgets, while Cap d'Ail attracts tenants who want to be minutes from Monaco without staying in it.

Cap d'Antibes: the family choice

Cap d'Antibes draws a clientele close to that of Cap Ferrat, with lower price points, better sand, and an easier everyday rhythm thanks to Juan-les-Pins and Antibes next door. Families tend to stay longer here, often three or four weeks, which makes July and August availability extremely tight.

Monaco and Roquebrune-Cap-Martin: short, high-intensity demand

Grand Prix week concentrates more rental demand into a smaller area than any other event on the coast. Roquebrune-Cap-Martin and the surrounding hillsides absorb much of what Monaco itself cannot accommodate, and enquiries for the following May often arrive before the current race has finished.

Èze, Saint-Paul-de-Vence, Mougins, and Valbonne: the hinterland

A growing share of requests now comes from clients who want views, grounds, and privacy rather than a beach at the end of the drive. The perched villages above the coast answer that brief: larger plots, cooler evenings, and twenty to thirty minutes from the sea. Demand here has risen fastest among families returning for a second or third season.

Beyond the Riviera: Corsica and Provence

Porto-Vecchio and the south of Corsica now rival parts of the mainland coast for summer enquiries, helped by direct flights and beaches that have no equivalent on the Côte d'Azur. Calvi and Bonifacio follow close behind. In Provence, Eygalières, Les Baux-de-Provence, and the villages around the Alpilles attract a quieter clientele looking for stone houses, olive groves, and morning markets rather than beach clubs.

When demand peaks, and when to book

The large majority of the season is concentrated between mid-July and the last week of August. The best houses in Saint-Tropez, Ramatuelle, and on Cap Ferrat are typically reserved between November and March. May belongs to the Grand Prix and the Film Festival, while June and September now offer the best balance of weather, availability, and rates.
