Les Hauts de Saint-Paul is a private, gated residential estate set on the hillside above Saint-Paul-de-Vence, one of the most well-known villages of the French Riviera hinterland. The domaine is positioned high on the hill, and this elevation is its defining characteristic: the large majority of houses within the estate benefit from open views over the surrounding Provençal countryside and, from many properties, an uninterrupted view down to the coast.

The estate sits above the village of Saint-Paul-de-Vence, with the historic centre reachable by a short drive of around five minutes. The road up to the domaine climbs in a series of bends, so while the distance is short, it is not a walkable route — a car is needed both to reach the village and to reach the estate's neighbouring amenities.

The Michelin-starred restaurant of chef Alain Llorca is also nearby, but again only accessible by car given the terrain. As with the village, the hill means everything close by is a short drive rather than a stroll.

The domaine is substantial, with an estimated 80 individual houses within its gates. Properties are generously spaced, and most gardens are not directly overlooked by neighbouring homes, giving a sense of privacy uncommon for an estate of this size.

Because of its elevated position, many properties offer views that extend beyond the immediate countryside to the Mediterranean coastline, and on clear days, to the Alps in the distance.

The combination of privacy, elevation, and proximity to Saint-Paul-de-Vence — one of the Riviera's most established and sought-after villages — makes Les Hauts de Saint-Paul one of the more desirable gated estates in the area. Its scale, with a substantial number of individual houses rather than a small handful, also means a reasonable degree of choice for buyers, in terms of both property size and specific position within the domaine, while still offering the security and consistency of a single managed estate.
