Domaine du Val des Costes is a private gated domaine in Eze, just off the Moyenne Corniche, with quick access to Monaco, Eze village and the surrounding towns of Beaulieu-sur-Mer, Villefranche-sur-Mer and Saint-Jean-Cap-Ferrat. Completed in 2006, it comprises only twelve villas, and is highly appreciated for its location and its high level of security.
Location
Access to Monaco is easy, via a single road along the Moyenne Corniche. Outside rush hour, the drive from the domaine to the Principality takes around 10 minutes, although the road can be congested on weekday mornings, as many people from the coast commute into Monaco for work. Alternatively, a road leads downhill to the Basse Corniche and into Monaco through the centre of Cap d’Ail.
Eze village is less than 5 minutes away by car, with no traffic, and Beaulieu-sur-Mer around 10 minutes. The domaine is also very close to the A8 motorway, without any noise from it, which makes the drive to Nice Côte d’Azur airport very practical. The nearest beach is at Eze bord de mer, with the Anjuna beach and restaurant.
Security
Domaine du Val des Costes is considered the most secure private residence on the Côte d’Azur. Security is provided 24 hours a day, with a guard permanently stationed at the entrance, cameras throughout the domaine, and gated access controlled via the security post. Its hillside setting also adds a natural advantage in terms of security.
The villas
The twelve villas are all in the same style and of near-identical construction, each south-facing, with a swimming pool and sea views, some slightly better than others depending on their orientation. One of them has since been redesigned in a contemporary style by the renowned French architect Jean-Michel Wilmotte, and is presented below.
An average villa measures around 220 sq m. Some owners have extended their house by renovating the lower level, creating a third level and adding around 100 sq m of living space, and a small additional room, often used as a gym, can be added on the top floor.
As the domaine is built on a hillside, the houses have no flat gardens, and the pools are either next to the living room or on a lower level reached by stairs, so the villas are not ideal for toddlers.
The domaine suits couples and families looking for a quiet, secure environment, as well as holidaymakers and guests attending the Monaco Grand Prix.
